As we are gearing up for spring and selling your home is on the agenda, it’s time to prepare your to do list as a seller. Now is an excellent time for a good spring cleaning. It’s really important to make sure you are investing in the look and functionality of your home to have the best resale value possible. Whether you’re a military family on your way to your next destination or simply looking for something different, home maintenance is one of the biggest priorities. I know it can seem incredibly daunting, but don’t worry; I am here to give you all of the tips and tricks of selling with ease.
Take a look below for a simplified to do list for sellers!
Round up your important documents and warranties for your house, including mechanical systems and roof. If there is anything that is a vital document for anything in your home, have it ready for us to go through.
Do a deep clean! Hire the pros if needed, but deep cleaning the carpets, baseboards, bathrooms, kitchen, etc., helps reset the energy in the home for potential buyers coming in. I have recommendations for excellent cleaners if you need them!
Make a written list of any updates you have made to the home. Now is a great time to make some last minute finishes to unfished projects and updates. We will review this together to make sure your home has its best face forward for potential buyers.
Declutter and add in some staging! I will help you determine the most effective approach. You don’t have to put your favorite things away, but decluttering & keeping things more neutral will help buyers envision themselves in your home.
Work on maximizing curb appeal. Make sure landscaping is in the best condition within your means. Take time to trim down greenery, remove unnecessary branches, and touch up any exterior paint. I will advise you on what to prioritize when we work together in the selling process.
Make plans on listing day! We will coordinate the best day to list your home and let potential buyers view the property. You’ve done a great job preparing your home, so take the day off if possible to avoid scheduling conflicts.
Finally, I highly encourage you to make arrangements for your pets. Sometimes, strangers being in and out can be incredibly stressful on pets. Leave them with a friend or give them a fun day at a pet daycare if possible.
As your realtor, I will assist you in making arrangements and give you recommendations for any outside professionals you may need through the selling process. Together, we will ensure the transition is as easy as possible. As always, reach out if you have any questions by email or phone at giselle@reignohio.com or (937) 305-6492! #gisellemyhouse
